Hotel is perfectly located on the Grand canal, a one minute walk from the closest vaporetto stop. Water taxi can pull directly up to the hotel's front door on the canal. My room was huge and the bathroom a very decent size. Old world hotel very well decorated and clean. Front desk staff were always there and very accommodating and friendly. Breakfast was nothing fancy, your usual continental fare. Small breakfast room, but you are allowed to do breakfast in the front dining hall that faces the canal. There is also minimal seating on the outside deck for good weather. The only real drawback to this hotel was a little bit of a noise level and the fact that there was no air conditioning in March. It turned out to be a very wet stay and, as a result, the humidity outside was 95% and the humidity inside was 90%. So difficult for me. To be fair, this was not the only hotel we stayed at in Europe that had this issue. I believe it has something to do with EU rules. Would I stay here again? Not unless AC is available to me year round. Otherwise, it is an absolutely lovely place to stay.

This was the fifth time we have stayed here, it is ideal for us. It is next to the Ca d'Oro vaporetto stop and adjacent to the Traghetto which crosses the Grand Canal. The breakfast is self service and offers a large choice of hot and cold products. The bedroom was attractive and had a view over Campo San Stefano. The staff were helpful. I look forward to visiting yet again.

Having visited Venice many times, I try to do research on chosen hotels, so that expectation meets reality. Unfortunately in this case reality was disappointing. The Bar and Rooftop terrace, two important features I looked for, were closed for the entirety of our stay. Location was great, although the noisy workman at 06:55, in the street, were annoying. The building is grand, and the interiors large. For us, due to the lack of any social meeting options (bar etc), the hotel lacked energy / buzz. The staff were helpful and polite, the breakfasts good. Being charged €10 extra to sit on the small deck, to have your breakfast, disappointing. So we sat near the window and opened it. Far cheaper. The manager seemed astonished when we declined the €10 charge. Our room, 302, was large and comfortable, the bathroom however, was less so. A 1990's monstrosity of a bath / shower combo, is awful, discoloration, cracks, faulty water options, all made showering, interesting! We had high hopes, as other reviews, seemed positive, in the main, our experience however, was a tad underwhelming. Would we stay here again, probably no. Shame really.

First of all the staff are so warm and friendly no complaints whatsoever with them. The hotel is somewhat dated, bathrooms especially. Also no tea coffee options in the rooms or even bottles of water. The breakfast was very limited and the same every morning. Pretty average hotel the staff made the difference. Good location but unfortunately wouldn’t return.
